In Tashkent it is standard to pay a commission of 50% of one month’s rent as a realtor fee. There is no additional cost to working with us to find your accommodations. If we find your place with the help of another realtor then you will pay part of the commission to us and part to them.
The market in Tashkent moves quickly, and you often have to make a decision within 24 hours of looking at a place. It is also important to have money ready before you start looking. Most landlords only accept US Dollars for payment and may want three months prepayment. In some circumstances, landlords may also want a deposit although that is not as common. If we find a place you like, but you do not have the money yet, you can give the landlord a couple hundred dollars to not show the place to other potential tenants for a couple days. If you do not complete the agreement, you will lose the money. If you do complete the agreement, the money will go towards your prepayment.
Because the market in Tashkent moves so quickly, it is not always possible to look at 4-5 places and then chose the one you like best since the first one you looked at may be gone by the time you look at the fifth one. Rather, it is better to evaluate each place you look at by how close it comes to your ideal criteria. Unless your budget is on the higher end of the market, it is unlikely you will get everything on your initial list of criteria for your budget, so finding a place that matches 80-90% of your criteria is often the best deal.
